Can anyone in OK help me validate some land?

My Dad has about 180 acres of land near Laverne, OK. A long time family friend is telling him the land has dropped dramatically in value and is worth only $300/acre. My dad sold the last section of land for $800/acre, maybe 3-4 years ago.

Are there any BP members who are savvy with land in OK and can advise me on how to know my Dad isn’t getting ripped off.
