Never done this.. how to begin flipping houses?

Where to begin flipping houses and buying rentals? It’s pretty overwhelming and looks like  it good be a saturated market...how to learn what to do and get started?  Being that that market is pretty high is it a good time to buy rentals and flip?

Although there are many variables to success in investing in rental properties. The most important is learning the fundamentals of rehab and construction. Iv'e seen experienced investors who loss years of time & money for 1 bad investment simply because of rehab knowledge. Knowledge of rehab cost and time prior to buying can really put you ahead.

Hit your local REI club, find someone that is actually doing deals in your market and start picking their brain, offer to take out for a steak and chat, anything you can do to get advice from someone doing deals locally. Figure out what is it you want to do.. flip? rehab, rent, refi? wholesale? Hows your credit/cash situation? what do you bring to a deal? I know many preach "find a deal and the money will find you" but your 1st deal out being green if that's your strategy talk to friends and family (why would a stranger invest in someone with no experience?). If you have cash/credit , then 1st deal hard money is more than likely your way to go (if you can't raise money from friends/family). Or if you can find another local investor , ask them to partner on the deal. What I would advise against -- paying big fees for "education" that you can get for prob the cost of a few steaks, cigars and bourbon from local investors, and NEVER pay lenders upfront fees.
