Buying a property in a potential flooding zone

Hi,

I came across a property that is in a potential flooding zone. My realtor outright rejected the idea saying it will be a tear down and will cost an additional 300K.

Is it really not worth pursuing the property given that I am not a contractor and have no experience with flood zone properties.

Ive working in San Jose flood zone before, its really not that big of a deal if building ground up, most important to have a good builder partner to stay under the cost threshold to not have to meet elevation requirements for Flood Zone in a renovation
