BRRRR Strategy - Wholesaler

Hello, 

I'm looking for multi units to apply the BRRRR Strategy.

Should I work directly with a realtor and purchase at the price listed in the MLS or should work with wholesalers to try to get the best price possible.

Any advise will be appreciated.
