How else can you attract motivated sellers besides......?

Using bandit signs and websites? These two seem like the most obvious ways to get motivated sellers to contact the buyer first versus the investor buyer having to hunt for motivated sellers. Are there any other ways to have the seller contact the buyer first?

@May Emery I am paying monthly for lists such as pre-foreclosures, foreclosures, vacant, liens, bankruptcy, free and clear, high equity, divorce, and MLS. Right now I am working with high equity.

It takes some money, but mail campaigns are about the best way to find your own off-market deals. These are people who share motivational characteristics of people ready to sell, but haven't yet done all the work they think they need to list property. The best way to find them is to send out letters or post cards.

Some good lists to target are Absentee Owners with Equity, Seniors with Long-time Ownership and Homeowners with Low Financial Stability Scores.

You should work with a list broker to optimize your list for your area. From there, there are a lot of companies that can help with the printing and mailing. Be sure that you highlight that "selling your house can be easier than you think" with the advantages of working directly with you instead of the more traditional route.

I am referring to any investor. I was going to consider bandit signs, but they are already flooding every part of town I go to. My part of town and many others have multiple different wholesaler bandit signs right next to each other. It is way too much competition going on down here with all these different wholesalers planting bandit signs all around the city. I use direct mail too but a lot of my mail has been coming back to me saying undeliverable. I run a skip trace for the right address and it turned out to be the same exact address that was supposed to be undeliverable. I have tried Craigslist countless times and never received a call from the sellers. I am just exploring new options to get my phone ringing.

@Tony Marcelle ummm.... are you wanting the Sellers to contact real estate investors, such as, yourself or any Buyer for this matter? How will the motivated Seller contact you if you DON’t contact them first by way of ads, bandit signs, Craigslist, direct mail, websites, and etc. If they don’t know how to reach you then you don’t exist.

On the flip side, you can find them if you don’t want to do ads, websites, bandit signs, and etc. How? Public records, probate, tax liens, pre-foreclosure, and etc.

If you want them to contact you you have to contact them first, via letter, phone call, email, etc and to let them know you may have a solution.
