Roth IRA first or down payment directly when purchasing?

Hi everyone, I am purchasing a triplex and I will be living in one of the units for a while, my question is should I put the 53k in a Roth IRA first and then use it as a down payment for my property or just write the check for the down payment from my checking account? Will I get any tax advantages by transferring to a roth IRA first? I work as a self employed.

Yes, the solo 401k funds can be invested right away; however, the IRS prohibited transaction rules would preclude you from using the solo 401k owned property for business or personal use.
