Analysis of buying a property.

So maybe I'm not getting something but can someone point me to some sources that explain how to calculate what a property should be valued at. I'm looking to buy and hold. Basically my hold up is the expenses. I used the BP rental calc but the deal seems to good (not actually doing it since its cash only) but I think I just dont know what realistic values for expenses are.
