Subdividing A residential lot

Looking to flip a property in Washington state that is zoned R-2 for Multifamily. There is currently an 1800sqft SFH on the property but there is enough land that it could be subdivided. Looking to see if anyone has any experience with this type of subdivision. Many thanks in advance!

@Amanda Black Came here to somewhat repeat what @Andrew Hodgson said. 

Also, I'm an Architect in Seattle and if you get me the jurisdiction I can take a quick look and see what leeway you might have with the site.
