I am currently in a contract with a TK property. The SFH is on NE, Centerwood Estate Center Point Alabama 35215. 3bed/2bath. I am interested in investing in more properties if this investment turns out good. I have some questions and need advice. i hope that i can get them from this post. I highly appreciate for all your insights.

What do i expect for cap rate in this particulate area and Center Point?

what is the comp (price) properties here? (3bed/2bath)

is this area a grade -/+A/B/C/D?

If the foundation has problem (crack), how much does it cost to fix in the future?

I have two single family homes in 35206. Probably a C neighborhood. I paid $45K for one, 4/1 that rents for $750. The other is a BRRRR house. I bought it for $24K. The rehab is almost done. I'm not sure yet what rent we will get for it.

Have you been to Birmingham yet?  I've been there 3 times so far.
