I agree with @Nicholas Lohr I've been at it a few years as well. 23 units both SFH and up to 4 units. Works great need your team ready to go.

  • First ability to analyze a deal
  • Understand ARV and rehab
  • Are you able to refinance - good or decent credit
  • Are you set up to be a landlord or have a pm.  I self manage.
It’s a great system, just understand it requires work and have the ability to work out things that don’t go right.  Over run on rehab.  Appraisal comes in low.  I use private money to fund the acquisition.  If the appraisal comes in low, be able to fund the difference.  Protect your investors capital.
