Direct mail (Listsource) help needed!

Was hoping someone could help me with Listsource. Was hoping to start my first direct mail soon and got totally overwhelmed when setting up my list. I understand the basic filters needed for foreclosures, but, was wondering if anyone was willing to pass on what parameters they use or have any advice.

@Daniel Nail I use ListSource for all my lead generation needs. Here are the parameters I stick to:

Owner Equity - 30% or more

Age of Occupant - 45+

Years Owned - 5+ years

Property Type - 1-4 units

Exclude Corporate Owned

Exclude Trust Owned

Ownership Type - Absentee. If not enough records in Absentee add, Homeowners
