Condo Approval for Cash Buyer

I have a condo under contract that I am looking to assign or resell, but my potential buyer doesn't meet the association's annual income / credit requirements. What if I found someone to seek approval and purchase the condo, under an agreement to then quitclaim the deed over after purchase.  Could a condo association dispute or block a private transfer, or could this effect her status on title? What could potentially go wrong here?       Would you avoid the deal for any reason, with a buyer ready and waiting?
