Portfolio Loan question

I'm interested in buying some Long Term rentals in AZ  and have questions about portfolio vs. traditional financing.  

Is it typical to pay 30% down for a portfolio loan?  I thought portfolio loans required less of a down payment so you can grow your investment "portfolio".  

What are some questions I should ask portfolio lenders?
