No attic/ventilation.. is this a problem?

I’ve found a property which is 3000sqft 1 story home. The back portion of the home  was added on and that portion has no attic. It’s about 3/4 of the total house. The front portion has an attic and ventilation but the back part does not. The slope of the back portion is about 12/4

In the hot Mississippi summers I’m not sure how badly this will affect the temperature and also if it will affect the ARV of the property or not. Without considering the roof situation the property needs about 70k repairs to get it into great condition. ARV 140-170k, purchase price 35k.

If anyone could give me some pointers I’d greatly appreciate it!

Consider this:

"In homes without appropriate insulation and ventilation in the attic, heat migrates. ... Meanwhile, because hot air is full of moisture, all that water hanging out in your attic is causing condensation to build up. Excess heat and condensation can cause major damage to your roof and roofing materials."

Mold is an added bonus for not having ventilation.

And, an attic fan won't be enough...you'll need vents to allow the hot air to vacate.  "The vent area can be made up of a combination of soffit vents, ridge vents, and gable vents."

Fun, huh?

Bottom line:  it's not a nice-to-do; it's a gotta do.

@Jared Garza, I agree with @Patricia Steiner.

Attic ventilation is a must. The most common scenario if you don't remedy the situation is that you would have to replace that portion of the roof sooner and that some of the roof decking will have dry rotted from the condensation forming on the underside over time. Replacing the decking will add to the roof replacement cost.

This shouldn't break the bank to fix. So, get some estimates and go from there.
