Courthouse Auction Advise

I would appreciate any advise on buying property at the courthouse. What do you look for? Red flags? Research before auction? Thanks!

@Katherine Bickel I would want a preliminary title report showing the liens. Need to find out what lien is being foreclosed. Depends on what state you are in as what gets wiped out at a foreclosure sale. Need to check to see if there is a right of redemption. In ND where I live a borrower has 60 days to redeem the property.
