Cold calling on potential properties.

When cold calling on properties, you don't know if you're calling someone's home, who has fallen behind, the family of a deceased person about their family home, or another investor.

Use a business name, or at least identify yourself clearly on the voice mail. Write a script for yourself to follow if you need to, and leave the number on the voice mail as a courtesy. And don't answer the phone with just HELLO. 

I hold several rental properties and receive solicitations regularly on my personal cell, some prospectors are plowing through phone numbers, when I answer they don't even know the address they're calling about. Some leave no business name or the reason they're calling. Or simply call themselves "private investors".  I had several who call multiple times before 7 am and after 8 pm, one on SUNDAY. I've had it with these people who give genuine investors and wholesalers a bad name, and will not do business with anyone who approaches me this way.
