Problem with disclosures? Real estate writer looking for stories

Hi everbody. My name is Melinda Fulmer and I write for MSN Real Estate. I'm working on a story about seller disclosures - what's required (from the common sense to the obscure) and how buyers and sellers can protect themselves in a purchase.
