Finding Deals In a Saturated Market

My question is how does the little guy investor get started and ACTUALLY find good deals? A lot of the market is controlled by the top investors and they usually hear about the good deals before they come on the market. How does the average (little guy) investor get his hands on a good deal before the large investor with systems in place snatches it up?

@Zachary Steidl a lot of the market is controlled by top investors. A lot of the market is also not controlled by the top investors. Make it your focus to identify the portion where you're not competing, and you will win. 

The top investors have different criteria than you do. They approach deals differently than you do. Get out of the competition mindset and build a model that puts you in unsaturated investing territory. 

Don't forget this ^^^ the second you do you will fall right back into sub par deals and sub par returns that will cost you way more time and effort + $$$.
