Gauging a neighborhoods rentability

I am curious how people go about determining if a certain neighborhood has a potential to pull renters rather than buyers. I would like to purchase a property and rent it out. I have rehearsed the numbers behind a transaction, but for the sake if this post, would like to discuss how you personally check for rent potential in a neighborhood.
