This question is for licensed realtors. What tips/strategies have worked for you in selling a property quickly and efficiently? Cheers!

1. Know your numbers and price is ON THE MONEY.  Not high, not low . . .ON the money.

2. Have a home inspection done by the most notorious and excellent home inspection company in the area before listing it, fix anything that comes up, then include that inspection report and the list of repairs with the packet available to potential buyers (and market the heck out of the fact that you've already had it inspected by XYZ Inspections co) = peace of mind.

3. Professional pictures - really professional, not a "artsy" buddy with a knack for good iPhone pictures.  Post AT LEAST 25, but I recommend posting the max the local MLS allows.

4. Matterport 3D tour is a killer tool for marketing and, in general, elevates your brand.

Everything ready to go before full out blitz (Pictures, disclosures, lockbox Ads, Flyers) All before you push submit and put a sign up. You want 50,000 people seeing it the same day. Not 1300 from the sign, 2,500 from a Facebook ad 4 days later, Few days later it hits Zillow and so on.

Also price it where it is going to sell. Everyone believes their house is worth about 15% more than it is. If all the comps say it will sell at $147,000. Then list it at $147,000 or $145,000. People in that price range flock to it and a bidding war starts. I get it all the time seller says List it at $165,000. Everyone looking below 150 never sees it. Price it right and take the couple days of multiple offer stress and pick the best and be done.
