Are there any areas that you recommend avoiding?

What are the good areas?

Where is the high crime rate area?

Glad to hear you made a profit!  I had some of those same concerns, mainly finding a good contractor and being an hour away from a major airport.  Good luck with your endeavors in Memphis, love that city!

I agree with this assessment. The Little Rock metro will be a better option for investing than Hot Springs. It'll be easier to find deals and contractors and property managers in the LR area.

@Mario Am I have been looking in the same area as well. Seems like rent/property is low enough that renters find that owning better suites their situation.

I have been only looking near the three hospitals in town. I’ve seen some really nice homes out there for BRRRR opportunities.

I have lived in Hot Springs for 15 years and own property in a High Demand  no restrictions area prime for STR’s. If any of you investors are interested in a quick ROI please let me know.
