Eviction of ex brother in law

Ok so I’m buying my sisters house on land contract in Ohio. Currently my ex brother in law is living in the house on a verbal month to month lease agreement he had with my sister. He is has been paying the rent late every month. He also isn’t keeping up on utility payments. What steps do I need to take to get him out of the house. If I start with a written 30 day notice an he does not leave can I just evict him like any other tenant ? Him an I have no agreement the agreement was verbal with my sister.

I assume he is not on title, but if it’s a community property state he may have sign the sale documents.
