What to wear to a closing?

Closing on a three unit next week, around 200K.  Looking for your thoughts on should i dress up, down, or just wear the same stuff i do everyday?  My lawyer and banker will be wearing suits.  The seller fell on hard times and will not be dressed up.  The seller might not like it if i dress up.  Im working with  a commercial lender who i would like to work with again and i think it might look good to him if i dress up a little . ?   Im comfortable in shorts, t-shirt and tennis shoes.   I dont want to try to be fake but i also dont want to be under dressed.  Thanks for your time!

    I've been to a lot of closings around here & its not unusual to see people in pajama pants & baggy stained track pants, basketball shorts & t-shirts. It's refreshing to see someone, other than the attorney's, dressed professionally.
