Investing in Greenville, NC

May have found a potential deal, but I'm a Durham native and have no idea what the market is like in Greenville. It's close to ECU (Right off of W 14th Ave) but I've read that a lot of the areas around the college could classify as "war zones".  The numbers seem to work but I'm not sure if this is the right move for a novice investor.  What are the good streets / bad streets, and what should I be watching out for?

With 14th, my advice is do not go west of Charles blvd and try not to go too far East of Elm. If you're close to Elm, you're good, this wouldn't be considered a war zone. We have a rental on Evans that does very well and some apartments in a lower income area. My partner and I invest primarily in gville and we love it, but the past two years it's been very difficult to invest just off MLS, you have to create deals as Brandon Turner would say. If you focus on staying close to the "grid", you'll have no problem finding tenants.
