I have heard the concept of making a "cash" offer that actually came trough financing mentioned multiple times as a strategy on the bigger pockets podcast. What are some strategies, tips, and tricks, or advice you can give me regarding lining up financing upfront and then refinancing after a cash offer? What has your experience using this strategy in the past been like, are there things you would recommend/ avoid?
