Selling single family home

I'm about to list a single family home  for sale in Granitfalls Wa and I'm not 100% certain if this is the right move. I want to use the equity from the sale to re invest in a multi family home. I also have a duplex and my own personal home. My question is should I just continue renting out the single family house or should I try putting it on the market and see if I get any bites? The market seams to be slowing down and I fear I've missed my window but my renters are just now moving out and I need to do some repairs on the place. So the soonest I can have it on the market is the end of August. I'm afraid I'll be stuck paying the mortgage for months well I try to sell it.
