Bought a house “as is” what is mine?

I’m in escrow on a house where the owner ran out of money during the remodel. The inside is a complete mess, demo materials scattered all over the place and all kinds of stuff that I’m sure he intends to leave. However their are a few items worth keeping such as a refrigerator and a couple other things. Am I entitled to everything in that house if it is sold as is and if he does take the refrigerator is he obligated to remove all the trash from the premises?

“As Is” simply means they are not doing any repairs, period.  Your contract should address whether is to be delivered “broom clean” and which non built in appliances are included, fixtures are part of the real property.
