Finding properties that meet the 50% & 1% rules

I've been looking for the last couple months to purchase a property in the Columbus OH area, but I am having a hard time finding anything that meets the 50% or 1% rules with today's market. Has anyone had success in this area that wouldn't mind providing some thoughts/advice? Thank you!
