Buying off the market

I’m looking to purchase a duplex that will serve as my primary residence. I’ve found a neighborhood that I’d love to purchase in. Houses in the area just do not come for sale often. Does anyone have suggestions on how to get in contact with the owner? Any creative ways to go about this? Is there any benefit from a realtor in this situation?

I’d love any and all advice on how to buy off the market.

In the residential space off market deals through realtors aren't too common, from my experiences.  If you are trying to go direct to seller I would suggest implementing some marketing campaigns.  Call the local county assesor offices and ask for a list of all the 2 unit properties in the area.  Take that list and send 4 direct mail pieces with a 2-4 week cadence. In the meantime search for all of the owner phone numbers and cold call them.  If you implement this strategy you have a good shot at getting a lead.
