need help on best way to cash out refinance

I currently have 2 rental properties, plus my primary residence with a heloc of 23k attached to it. My credit score is very good and have some cash reserves

1-condo- loan balance  of 57k and worth 110K - rents $1225

K-single family -loan balance  of 55K and worth 140K- rents for 1,600

What would be the best advice on how to cash out 30k-50k out of these properties. Or at least 30K on the single family one. What would be a ball park refinance costs, and if any lender would help me with this.
