So I’m a beginner in real estate with basic knowledge. What are some safe markets to be in?

I know it all varies but I’m not sure if wholesaling,Fix&flips,Buy&Rent are great and safe ways to start off with little to $0 capital.

I have excellent credit and I’m sure that will be a plus.
