What does a proper Rent Roll look like?

Hi BP,

I have been going over some Rent Rolls and have seen various things. Can anyone break down for me what a "proper" or "accurate" Rent Roll would look like? What information should it include? How detailed should it be? How far back should it go?

Hello, from my experience with lenders they usualky just want a list of all properties and what they are currently rented for according to the leases (assuming they are occupied)

I did see another lender once ask for list of all rents for the last 2-3 years along with how many months out of the year each was vacant.

Anyway, rent rolls are pretty easy and can be done in Excel or MS Word.

Property Manager here to help:-Depends on what the lender/whoever is asking wants. Usually it's for the pertaining year.
