Buying my first investment property

Hi BP,

I am 18 years old and have been passionate for real estate as long as I can remember. And I have come to the point where I am ready to get some skin in the game. My goal is to buy a property between 1-4 units out of state (I live in Los Angeles) within my budget of $150,000. I was wondering if anyone would be willing to suggest any areas I should look into.
