Short Term Investments while Saving for Real Estate

Hello,

What are some short term investments everyone is using while they save funds for investing in real estate? 

To be more specific, We keep X amount in a checking account every month and any excess goes into a Tax Differed Account (with Fidelity). Currently these funds are going into FXNAX (U.S. Bond Index Fund) then when enough is saved for an investment property they will be sold and used as the down payment. 

Please let me know if you have another strategy that is working well for you.
