It's October 1! What did you do last month?

Question

I have been busy in school reading and writing papers and that has taken up a [b]lot of my time.  I have been working with my property manager in Arizona to paint the interior of my vacant rental in Sierra Vista.

For my property in Louisiana I have working with the property manager to make a few repairs on the house (central air installation through home depot - no payments for a year with my home depot card so I can pay the central air fee over the year).

So what did you do last month?

During September, we saved 18.8% of the remaining money we need before we can buy our next property. And enjoyed lots of ramen noodles. Just kidding, it's not really that bad, but this stage definitely requires some patience!

This past month I've been rededicating myself to finding better ways to marketing for my leads.  I'm in the process of testing out how postcards will draw compared to yellow letters.  This new campaign will start next week and run for the next 6 months.  If they work better, it'll save me a lot of time because I won't have to put together all of the direct mail pieces myself.

I didn't close any deals last month, but am working hard to get one for October.

Another month down...the end of the year is fast approaching.  I started and almost finished another rehab, which should go on the market next month.  In addition, I have spent a lot of time looking for my next rehab and my first rental property (nothing locked up just yet).

I also participated in a video interview for Sharon Vornholt website.  We talked a little bit about how I got started in real estate, keys to my business partnership, and several other things...I think it went really well.

And last but not least I found my way back onto Bigger Pockets a little more after the whirlwind last several months (now I just need to get on task with my blog posts before Joshua Dorkin fires me).

I got two rehab properties under contract to purchase, and hope to close on both of them in the next 2 weeks.  This will be rehab projects #2 and #3 for me, so the learning curve is about to get a lot more steep!

I finally closed on the condo I had for sale.  It was only on the market for 2 weeks, but the bank took FOREVER to give clear to close.  Almost 10 weeks to a pre-approved buyer.  Here's hoping the next buyer has all cash!

Used my new found time to do as much as possible on a rental that needed a once over from top to bottom. Learned how and did a refinish and repairs on a 100 year old hardwood floor that has 1 1/2 ' slats tongue in groove. That was a challenge and learning curve. It was really fun doing hands on work for a change and while it took too long it was rewarding. It is good retirement work.

wow great job everyone. I was wondering where I should go to get help or a mentor if you will since I would like to get started in CT and possibly in FL since the market seems decent in Florida.
