Seattle prices, up or down?

Hello all,
I’m confused as to what is going on in Seattle. If you read this recent article by the Seattle Times, prices have gone up significantly in the last 12 months, some neighborhoods at 12%!.

However, if you look at Zillow, Redfin, etc., these same neighborhoods are showing a decline. What’s the deal? What do you see the next few years bringing?

Go to Redfin.com and type in random addresses and look at the estimate based on recent sales and you will see that prices in Seattle are dropping.

@Eric Healy - the market here in Seattle dropped sharply in the Summer of 2018, but has recovered its footing since then. Those Seattle Times numbers at looking at YOY returns, which are in fact positive returns when you look at the bottom of the dip (late 2018) to now.
