Should I Make a Down Payment or Not?

I'm planning to use my VA loan (again) next year since new law lifted the cap. Another investor recommended I still put 20% down for instant equity. Just wanted a 2nd opinion. In my mind, the forced equity is simply my own money so if I can avoid the down payment, why not? Thoughts...
