I'm in the Dallas/Marietta area of metro Atlanta and I'm looking for an experienced investor willing to mentor and/or partner with someone serious about getting into real estate.

If you have not already, you should start attending REI meetups in your area.
Build relationships and be open and honest about what you’re looking for.

Great that you're getting into the RE arena Joe- as it has made more millionaires than any other discipline.
Chris recommendation is great to start - what I would say you should have prepared if you meet a local investor-mentor is what do you have to contribute in exchange for the mentoring? What you can do now without waiting is study, read, watch videos, research and dive in with energy, focus and commitment to real estate so you can bring something to the table in any mentorship option.

Thanks Chris/Steven - Thanks for the advice. I've already achieved financial independence and am looking for partners to take the next step with. I've done plenty of studying by way of reading and looking into local markets. Being cheap has likely gotten in the way of progress to date but I'm in no hurry and won't commit unless the opportunity is mutually beneficial. I'm ok with sitting on the sidelines and letting other investments work for me until the right circumstance presents itself. Just thought I'd reach out in the event someone is seeking someone to work with in this area.
