Text Blasts as Lead Generator
I want to incorporate text blasts into my lead generation. Any recommendations for a company to use and why would be extremely helpful.
I believe texting is a good way to reach people who are getting bombarded with calls all the time. The receiver can read and contemplate the initial reach in their own time and it's less disrupting.

@Connor Stark take these responses with a grain of salt, of course no one on these forums wants to get text blasts, unless your target market is cynical real estate investors. But that doesn't mean they don't work. My guess is no one on here wants to get cold calls or direct mailers either, but yet they keep coming so they must work for someone. I don't have any insight into text companies, but hopefully someone on here who does can chime in.
I don't want to see TV commercials for ambulance chasing attorneys, but there they are every day, so they must be reaching their target audience. I'm just collateral damage. Leads aren't going to ring your doorbell, if that were the case there would be no need for marketing anyway.
I block text blasts. It's too obvious (and annoying).
@Connor Stark HELL NO!! I laugh when I get those and delete them. Leads for sellers and buyers ? If so I can buy and sell as many props as I want without ever having to do any marketing ,use a realtor and or lead generation program, Its all about knowledge , providing a good product/ service and your team

@Account Closed Interesting... I'll have to reconsider. I've used them in the past mainly to make direct contact with a list of properties that we want to write an offer on. The hit rate was decent.
I didn't love the original company I used to run the campaign, but maybe I'll use my dollars/efforts somewhere else all together.

You shouldn't be thinking about doing anything that is a "blast." People are too smart for that now and no one wants to get the same message that everyone else gets. If you want to be successful at texting, as an agent, send direct one-to-one texts to connect with people and get to know them instead of spamming them with fake messages designed to induce them to do something. You have to do something first, prove to a market that knows there are a million agents that you are different. Anyone can send a text blast. Literally anyone.

Updated Post as of 11:54am - Text blasts are trash and only used by the slimiest of homo sapiens (if you can even consider them that). Any text blast user is officially deleted from my memory, 'Eternal Sunshine of a Spotless Mind' style.

Are these text blasts group messages or a group of individual texts? What were your results and conversion rates?
I think you’re on to something as long as it’s an individual message. Group messages would be trash and really annoying to receive. But I bet you everyone who is trashing your idea would at least read through your text message if you sent it to them before determining it was garbage. We all read text messages these days, even a stranger’s text.. Always. You got the right idea.

Like Tom Cruise said, I strenuously object. I get a couple of these per month and the number gets blocked (it’s never a stored number) because it’s quite often a stolen number if you backsearch them. Usually a free cruise or a Nigerian prince type thing. As soon as I realize it’s a spam text it’s 2 clicks and blocked. If the last sentence says “just kidding, it’s your mom I got a new number!!” Then mom is gonna have to send me a letter cuz I ain’t getting any of her calls or messages anymore!

@Connor Stark I laugh at those who stick their nose up to text messages. I swear there is always someone on this site dislikes all each kind of marketing and thinks the person asking for help needs or wanted their opinion.
Good luck, I would give myself a 3-6 month window and track my hit rate for text messages. I personally do not use text messages, but I have friends who do.

Thats one resourceful price if he’s texting you on a number with the same zip code as you pretending to be a real estate agent. Then again, anything is possible! It could be a Russian hacker trying to steal your 2020 vote. Better yet, you’re getting catfished!

If you do a "blast" text and don't have the recipient's consent to do so, you won't have a real estate business very long because all your rent money will go towards paying TCPA fines.
I'm not a big proponent of text blasts, I just wanted to see if anyone else had a good company that helped them. I'm also not approaching this as an agent looking to list, I'm doing it as an investor myself. I'm looking at a target market that I know I'm interested in, with building parameters that I know align with my goal.
The touch isn't so aggressive @Account Closed -- It's something more along the lines of -- "Hi (name), my name is Connor. I've been looking to purchase a property in (Target market), and I wanted to see if you had any plans with your property at (property address). If you've been thinking about making a move with this investment I'd be happy to talk to see if we can make an offer that helps you with your goals."

As mentioned by CJ text blasts are against the law unless you have the consent of the person you're texting. Many people on here should learn more about telemarketing regulations to understand when they are "telemarketing".

@Connor Stark I would first seek counsel on whether you can legally get in trouble for blasts. By seek counsel I mean on BP.
I like the idea if it’s legal and if it works. I used to individually text people to get leads for flooring but I was texting realtors and most of them never respond.
Even now I get texts from Home Advisor and scammers and I ignore them because it’s easy to.
Why not consider a phone call? It’s more work but it’s the most effective way I’ve had for generating biz.
But try it. It can’t hurt if you do it right.

It's not so much individual vs. blast, it comes down to the platform being used to initiate the texts. If you use an automatic/automated texting platform (i.e. ATDS) you must have donor consent to text them.
As of now, there are 2 main texting platforms in the marketplace.
1. Mass texting which uses an automated dialing system (must have consent to text someone)
2. Peer-to-Peer texting which uses a "live agent" to "manually" send the texts individually.
Regulations are a bit gray and ever-changing around texting right now because it's still new (and those overseas fly-by-night orgs haven't missued the technology yet), however most companies now agree that peer-to-peer does not require consent since the platform is "manual" and not an ATDS.
I'm not giving you any legal advice as to what to do, however if you do continue to pursue texting, I'd focus your efforts on peer-to-peer.

@Account Closed - are you paying market value, fixing the property up, then selling at a loss? That's admirable if so, but I think most of us have to make money to stay in business, as evil as that may sound.
I have no dog in this fight as far as texting goes, just surprised at all the soap box preaching.

I won’t argue for or against the strategy as that’s already been debated. However, I will answer your question regarding who is good service provider should you choose to go that route.
Touchpointspro.com has an awesome service! I used to utilize them in my former job. I’m also very familiar with building marketing campaigns within the platform itself. If you’d like I could get you in touch with my former account rep. and whenever you’re finally setup I could even give you advice on how to build out your campaigns in the platform. After using “text blast” campaigns for nearly 2 years I’ve learned that there is a lot of nuance to being successful.
I can’t promise it’ll be effective for your application in real estate, but I can tell you it is by far one of the lowest cost per impression marketing tactics I’ve used before. The key is really having access to good data sets. Let me know if you’d like to discuss further.
