First time wholesale/ 1acre parcel

Hey everyone!

So here it is I came across a piece of property 1acre of land for sale by owner I decided that I would contact the owner and attempt to do a wholesale. I am currently communicating with the owner and I'm just stuck on what to do mainly because I want to approach this potential deal correctly. Does anyone have any advice I'm new at this?
