Do I have to contact my realtor?

I am in the process of purchasing my first investment property about 2hrs from my home. This past weekend I meet with a realtor in the area I'm interested and looked at a few properties. One of the properties I'm interested and have contact her for some more information but she hasn't gotten back to me yet. In the mean time I do my own search and came up with another property in the area that might be good. Do I have to contact the realtor I am/was working with or can I contact the broker for this property directly?

If the agent has not returned your call within 24hrs I would call again. Make sure to leave a voicemail and repeat your phone number twice. I don't know how many times I have received a call and can't make out the return call number.

Do you have to? No.
Should you? Would you probably be better off with a Realtor on your side, that knows the area and not the one representing the seller? Probably yes.  Your Realtor won't be so intent on selling you THAT particular property.

No,  I haven't signed anything. The latest property I found on my own searching the Web.

Did you sign any agreement with her?  Did she present this new property to you (i.e., e-mail you the info or call you about it?)
