Credits and concessions

Ok BP, got a situation, I'm the seller and I got the property under contract. I first gave an 8k concession.  After the inspection I said I would give an 10k Credit for a total of 18k.

Now I was told by my agent that the buyer can't accept more than 12k total. So I offered to give 4k in credit to make 12k.

But now How do I give the other 6k I promised?
