Columbus Ohio BRRRR Strategy ?

Question

I am thinking of using the BRRRR strategy in Columbus Ohio and was wondering if anyone had any knowledge of the area. If not would appreciate any advice or knowledge of an area to start using this strategy. I am looking for property's in the 100k ARV range that would rent for around $900 to $1000 a month. Thanks.

@Chris Gawlik  Are you including your rehab expenses in that $100k?  If not you're going to be limited to Linden, Hilltop, and a few pockets on the east and south side.  Those are going to be C/D class areas.  I don't do a lot of buy and hold but it might be difficult to get a tenant in those areas paying $1000.  I usually see rents in those areas in the $600-800 range.

@Chris Gawlik Yes, that map is fairly accurate.  Some of those areas are gentrifying and getting better, but by and large any area where you can buy and rehab a house for under $100k is going to be a higher crime area.

I can see from this map on neighborhood scout and houses for sale on zillow that most of the property's in that price range would be in the higher crime rate areas. Not that the map means much with out knowing / living in the area.

@Matt Stewart Yes I was including the rehab expenses in that number. You seem to have a better grasp on the area, on the neighborhood scout map that I linked too does any of the map crime data make sense. Are the areas on the map close to accurate. Thanks in advance for taking a look.
