Financing for a Triplex

I'm currently in the process of buying my first rental property-- a triplex in Fort Worth, TX. It's 120k but my mortgage broker said because it's a triplex I have to put 25% down (conventional loan). Any other creative ideas on how to finance this so I don't have to put so much down? 

I'm currently checking into and 80/20 or 80-10-10.
