are title searches necessary

I'm purchasing a property from a seller who purchased it from the city a few months ago.  And I'm considering buying properties directly from the city with this sellers help.  Should I run title searches on these properties?  Or can I assume what is in the past will stay in the past?

And how about if I purchase properties from the auction sites?  Do I need to a "deep dive" title search done?
