Can you find out rental history over the past few years?

Any service on the internet offer this?

I second @Kenneth Garrett regarding online resources, I use Rentometer, but more recently something else has helped me too: I joined a FB group of renters/sublets to find out what a room rental was worth, and based on that I was able to rent out my spare bedroom for 3 months during the legislative session -- $900 a month! Every little bit helps :)

Perhaps you can find a similar group in your area, join the Facebook group and read what people are looking for in terms of number of bedrooms, amenities, etc and what they're willing to pay by location. Then of course X2 for your duplex!! Good luck to you, @Matthew Bruce Bailey.

If you check out the property on Zillow it shows history of sales price and rental information for most properties.  I don’t really worry about history so much, I just need to know what the current market is doing. I use Zillow, rentometer, apartments.com, etc.

This has already been basically answered but if the owner was managing everything on their own without there being an MLS listing there's no way I kmow of to track rental history outside of current landlord details.  Good luck.

I don't know what contracts are like in Kentucky or what the custom is there, but when we're writing contracts for Colorado Springs and Denver investment properties, we always ask for copies of signed leases, rent rolls and income statements for five previous years.

But then those rent numbers might be low, so I'd use the same resources as the above people have mentioned -- FB marektplace, Zillow, Rentometer

@Matthew Bruce Bailey Unfortunately, if the owner didn't put it on the MLS and he/she isn't willing to share that info with you, then you're SOL.

What are you needing rental history for? You don't care what the property did a few years ago, do you? You want to know what it's renting for today and in the future, right?
