Buying first investment property

I bought condo in 2006 at height of market, interest only loan, crooked broker that did the loan. Bankruptcy and foreclosure.
I would like to buy a first investment property but can't qualify for a loan due to bk and foreclosure. I have at least 20 percent down payment but can't get conventional loan for four more years.
Any suggestions how I can buy something now?
