Seller Financing Decision

Hi all,

So an ivestment property I am looking to invest in is offering seller financing. What are some things I need to make sure are covered in the deal and what should I do before had to ensure I get the best benefit? 

I can get normal financing but, I've seen that this can be a better option with less down.

Any advice is welcome
