I want 2 buy my aunts house

My Aunt passed away and my cousin wants nothing 2 do wth the house. 40k is owed and my cousin wants they bank 2 take it back. This wld b my first time buying. Whats the best way for me to buy it? Do I wait till the bank gets it back?
