Are decks good for adding value?

Question

Hey everyone,

I have a question concerning adding value to a home that I will be selling soon. This house was bought for its appraised value which was significantly below the asking price. We bought this house to live in and fix up while transitioning homes.

My main question is how much value will a deck add to the appraised valuation is it a good return on investment. Also how much does landscaping come I to play in terms of appraised value?

I find a deck will get you back your investment dollars,  it it’s not like updating a kitchen or bath.  It’s more an appeal to a buyer if you didn’t have it, it would hurt you.  Landscaping really doesn’t do much other than curb appeal and is effective for buyers.  These are opportunity costs you will miss out on if done correctly.

As Kenneth already pointed out, landscaping is most likely not going to have a significant impact on the appraised value.  However, there are definitely other benefits to improving the landscaping when attempting to sell a house.  I own a landscaping business and I've had a few real estate agents and investors hire us just prior to listings, in order to spruce up their properties.  This usually involves fresh mulch, flowers, etc.  Again it may not significantly boost the value of your home, but these are inexpensive ways to better market your property.  Just as you might stage the inside of the property before showings, fresh landscaping can provide a nice first impression on your potential buyers.
